Planning Video for a new dwelling in Perranwell Station
The proposed dwelling and access are located with careful consideration of the existing topography, respecting and making the most of existing features [Section 4, Cornwall Design Guide]. The building is sited to take advantage of distant views and the sun’s path, whilst maintaining privacy and outlook for the existing dwelling [para. 8.10, Perranarworthal Design Guide]. The building is positioned to maintain views enjoyed by neighbouring properties at Copper Jake and Trewedna.
The ground floor layout includes a kitchen and dining space, a separate living room, a guest bedroom with an ensuite, a WC, and a study. The design embraces Cornish outdoor living by incorporating access to a bootroom.
The accommodation, identifying family spaces and utilitarian programmes, is organised around a central linking core, orientating the occupant and providing access to the first floor. Architecturally, the core also offers a visual distinction between the two wings of the dwelling.
The first floor of the proposal provides sufficient space for bedrooms, utility plant and accompanying sanitary facilities. The proposal has taken into account provisions for a children's bedroom which has sufficient space for storage, sleep and play.
Consideration has been given to providing some flexible space which could be used as a home office and a care giver's overnight room. These provisions accord with Section 9 of Cornwall Council's Design Guide.
The proposed layout harmonises traditional and generational living, enhancing the quality of space for occupants and ensuring the dwelling is future-proof. These fundamental design principles of layout, movement and adaptability align with Policy 12 of Cornwall Local Plan - Strategic Policies.
